The Proposal
The Site is proposed to comprise one large unit, and 2 no. smaller units, as shown on the Proposed Masterplan below. The proposal is fully in accordance with the parameters already approved, including developed areas, building levels, heights and floorspace.

The scheme offers a number of benefits including a substantial area of landscaped open space, new landscaped PROW route, additional cycle and pedestrian links and local highways improvements.

In line with comments raised by the Local Planning Authority and local residents at outline approval stage, servicing and HGV turning areas will be located on the opposite side of the buildings from residential areas. An employee drop off area is also proposed, to be located away from the residential area.

The landscaping will include large areas of open greenspace, including an attenuation feature to the west of Unit 1. Landscaped bunds and woodland edges are proposed along the site boundaries closest to Wilson’s Lane to reduce the visual impact of the units on immediate residents. In addition, the development platform of the units themselves will be lowered compared with current ground levels in this part of the site.

The PROW will be diverted through new landscaping, alongside attenuation and adjacent to proposed playground being built by the residential developer.
